Dear Welgevonden Estate Homeowners and Residents
New appointments to strengthen the Welgevonden Estate team
Two new staff appointments and one internal promotion have recently been made within the Welgevonden Estate team.
Joining the team are the following:
Jeannine Sewel as facilities and maintenance manager (a role that also includes building compliance and health and safety). Jeannine brings a wealth of experience in facilities management and has previously managed a residential estate in Gauteng.
Nicole Alexander as assistant landscaping manager. Nicole’s landscaping experience includes roles at Servest, Helderberg Village, and De Zalze.
In addition, Heindren Wanza – who has been part of the Welgevonden Estate team for almost 10 years – has been promoted to assistant manager: facilities and maintenance. A familiar face within the community, Heindren has been a valued member of the facilities management team throughout his time at the estate.
The expansion of the team, together with a refinement of key responsibilities, has become necessary for several reasons:
The maintenance of the estate’s assets – buildings, facilities and infrastructure – requires a dedicated focus:
* As Welgevonden Park nears completion, this showpiece development will require a hands-on maintenance approach.
* Ongoing assessment, maintenance, and upgrading of Welgevonden Estate infrastructure are essential to ensure the estate’s long-term sustainability.
* There is a growing need for Welgevonden Estate to become more self-sufficient, recognising that residential communities such as ours may not always be able to rely solely on municipal services.
The estate’s security portfolio requires focused management. Until now, security manager, Petrus Brandt, has carried the dual responsibility of managing both security and facilities. With the introduction of a dedicated facilities and maintenance portfolio, he will now solely focus on estate security.
Managing the estate’s landscaping portfolio requires additional capacity due to the continued expanding landscaping workload, and the ongoing commitment to maintaining the high landscaping standards already achieved across the estate.
These appointments have been made possible through careful cost management and savings achieved by removing two full-time on-site supervisory positions previously provided for in our contracts with Xone Security and Bidvest Top Turf (providing Welgevonden Estate’s landscaping labour force). By restructuring these roles, Excom was able to ensure efficiencies and cost savings within the current budget without any compromise in the quality of service delivered to Welgevonden Estate residents.

Welgevonden Park
We are in the final stages of the civil works and construction phase of the Welgevonden Park development. The traffic circle at the R304 entrance, designed to improve traffic flow, has been completed, and construction of the access road to the park is making good progress.
The building itself is nearing completion and will be handed over once all snag list items have been addressed. We are also in communication with Stellenbosch Municipality to obtain final building plans and occupancy certificates.
Synsport, the contractor responsible for the padel and tennis courts, is now on site. Construction has begun with the two padel courts, followed by the two tennis courts.
The photographs below, taken on 10 April 2026, provide an indication of what residents can expect once the building has been completed.
Estate agencies
Estate Management recently held a successful meeting with the estate agencies and agents featuring on the Welgevonden Estate website. This quarterly meeting plays an important role in maintaining open communication between estate management and these estate agents, and to ensure that agents are informed about the requirements relating to property ownership and rentals within the estate.
It also provides a valuable opportunity to hear directly from agents about current trends in the residential property market.
We encourage homeowners to consider making use of these agencies when selling or renting their properties, although homeowners are not obliged to use them and are free to appoint agents of their choice. However, working with these agencies offer added peace of mind, as they are familiar with Welgevonden Estate’s requirements and processes, helping to ensure that all sales and rental transactions align with estate rules.
