Dear Welgevonden Estate Homeowners and Residents
Welgevonden Park: Phase one begins!
We’re pleased to announce that the civil works tender for the Welgevonden Park project has been awarded to Lanser Civils, and that the contractor will be on site from 12 March 2025. This first stage of the project involves preparing the area for the construction work (stage two), and is expected to take around four months.
For safety reasons the site will be cordoned off, and we kindly ask residents to avoid the area. Please also ensure that children stay clear of the site.
To minimise traffic disruption at the security gates, a separate secure contractor entrance is being established outside Welgevonden Estate’s R304 entrance.
As part of the project, a traffic circle will be constructed on Welgevonden Boulevard on the estate’s side of the R304 entrance. This will serve to improve traffic flow to and from the entrance and Welgevonden Park. We’ll provide more information on the roadworks phase closer to the time.
In addition, we’re pleased to confirm that Bauen Contracts have been awarded the tender for the building phase, which will commence once the civil works are complete.

Estate landscaping
Our landscaping team has recently upgraded three smaller open spaces on the estate, namely the corners of Patrysenbosch and Kouteri Streets, Mountain Silver Drive and Scarlett Crescent, as well as an area at the bottom end of Mountain Silver Drive. Irrigation was installed at all three locations and park benches were added at the latter two sites. Additionally, a tree will be planted on the Scarlett Crescent area.

It’s also worth highlighting some of the monthly routine maintenance efforts that keep Welgevonden Estate’s open spaces looking their best:
Weekly maintenance of estate open areas, gardens, and street cleaning.
Weekly inspections of parks and play areas to manage weeds and remove garden refuse.
Ongoing irrigation system checks to ensure full functionality, with continuous adjustments, repairs, and troubleshooting.
Plant propagation in the estate’s nursery.
Vegetation clearance around the security fence and security camera stations.
Weed removal from garden beds, tree bowls, green spaces, poort areas, and paved areas.
Pest control and management of invasive species across the estate.
Tree pruning and clearance of trees on the estate’s open areas.

General maintenance projects
During the coming months estate management will be focusing on general infrastructure improvements that need attention. These include adjusting certain speed bumps and humps to improve driving comfort and safety, assisting with servicing of the irrigation system to ensure optimal performance, and upgrading the visitor parking bays in Sourfig, Katbos and other streets.

Maintenance of properties and streetscape
We wish to draw homeowners’ attention to Sections 14.2 and 14.3 of Rule 14 of the WHOA Estate Rules which state as follows:
14.2 A garden and the area between the street boundary line of an erf and the kerb must at all times be kept in a neat and tidy state, free of rubble, refuse, litter, other material and unwanted articles to the satisfaction of Excom. Please note that should a resident fail to maintain the erf following being instructed to do so, the erf will be maintained by a contractor/employee instructed by Excom on behalf of the Association for the member’s account.
14.3 Trees, shrubs, or plants in a garden or in the area between the street boundary line of an erf and the kerb must regularly, and when Excom in a particular instance so instructs, be pruned back so that they will not impede vehicular or pedestrian traffic or pose a safety hazard.
Homeowners’ responsibility to maintain the area between the street boundary line of an erf and the kerb is not new. As Welgevonden Estate’s overall appearance continues to focus on aesthetics and attention to detail, the upkeep and maintenance of the streetscape are therefore essential. We kindly request the cooperation of all homeowners and residents in this matter.
