Dear Welgevonden Estate Homeowners and Residents
Welgevonden Park development: Opinion survey
A big thank you to everyone who took the time to complete the survey regarding the food and beverage offerings at Welgevonden Park.
A total of 623 residents participated in the survey. This excellent response rate has provided valuable insight to help guide the planning and development of the planned facility.
Overall survey results: What residents would like to see
The survey responses highlighted several clear preferences:
Affordable and good value
Pricing should remain reasonable and offer good value for money. This will encourage regular use by the community.
Quality, freshness, and … good coffee
Fresh ingredients, good preparation and consistent quality were emphasised. Many residents specifically mentioned the importance of good coffee.
Convenient for everyday use
Most residents see the facility as a convenient option for enjoying coffee, light meals, or getting takeaway orders – particularly after work or on weekends – without needing to drive into town.
Healthy and balanced options
There was strong interest in lighter and healthier options, alongside the usual favourites.
Friendly service and good management
Residents highlighted the importance of efficient service, friendly staff and a clean, well-managed facility.
A relaxed community atmosphere
Many residents would also welcome a pleasant outdoor space where individuals, families, and sports participants can relax and enjoy the park environment.
Proposed refreshment concept
Based on the feedback received, the facility could be defined as a café-deli style concept that balances convenience, quality and affordability. Preferred operating hours are 07:00-19:00 daily during summer, and 07:00-18:00 during winter.
The menu is likely to focus on a smaller selection of items prepared on site, such as coffee, breakfasts, salads, pizzas, burgers and healthy options, with a small children’s menu. The menu must be adaptable to incorporate seasonal and weekly specials.
Food and beverage preferences
Residents had a preference for the following food options: Toasted sandwiches and wraps (18,7%), casual meals, e.g. burgers (16,6%), healthy snack options (12,5%), breakfast items (12,5%), baked goods and pastries (12,1%), salads and lighter meals (10,6%), ice cream and treats (10,9%), and children’s options (6,12%).
Beverage preferences were as follows: Good coffee (20,9%), fresh juices and smoothies (15,7%), bottled water (15%), wine and beer selection (14%), soft drinks (12,1%), milkshakes (10,7%), sports drinks (6,25%), and a tea selection (5,36%).

Tennis and padel coaching
We are exploring the possibility of offering tennis and padel coaching for those residents who wish to have a resident coach. Coaching would be offered at the participants’ cost and could include group sessions for primary and high school players during weekday afternoons, as well as one-on-one sessions where needed.

New operating hours for the dam gate
Please note that the operating hours for the dam gate have been adjusted for seasonally daylight hours, now that we are in autumn. The gate will now be open daily from 06:30 to 19:00. Residents are kindly requested to adhere to these hours when making use of the facility.
General feedback: Welgevonden Park project
Infrastructure development and civil works at Welgevonden Park are expected to be completed by the end of April this year. This timeline could, however, be affected should the rainy season start earlier than anticipated.
With the construction of the traffic circle on Welgevonden Boulevard underway and the temporary closure of the R304 entrance, we would like to thank all residents for their support of the temporary entrance and exit arrangements via the Weltevreden Estate entrance and the boundary gate in the Welgevonden Estate security fence. In particular, we would like to convey our gratitude to Advocate André Bezuidenhout, owner of Weltevreden Estate, and their HOA for their support and willingness to make this temporary traffic arrangement possible.

General safety guidelines
While we are fortunate to live in a secure estate with electric fencing, cameras, and controlled access, personal awareness remains one of the most important factors in keeping our community safe. A secure environment works best when everyone stays attentive and mindful of their surroundings.
Residents who enjoy jogging, walking, or cycling outside the estate – particularly in the early mornings or evenings – are encouraged to take a few simple precautions. Try to avoid exercising alone in poorly lit areas or after dark and rather choose routes that are well-lit and busier. Exercising with a partner or group is always a good idea. It is also helpful to let someone know your route and expected return time, and to carry a mobile phone in case of emergencies. Wearing reflective clothing or lights can further improve visibility to motorists and others on the road.
At home, please ensure that doors, windows, and garage doors are properly secured when leaving the house or turning in for the night. Avoid leaving valuables visible from outside and make use of alarm systems if available.
Residents are also asked to ensure that domestic staff and service providers follow the estate’s access procedures. If you notice anything unusual – such as unfamiliar individuals, suspicious activity, or unattended vehicles – please report it to estate security.
A safe estate is a shared responsibility. By staying aware and following a few simple precautions, we all contribute to keeping our community a secure and enjoyable place to live.

The gentle arrival of autumn
As the summer days slowly ease into the softer light of the coming season, we already experience the first signs of autumn on its way. Soon the trees will begin to change colour, introducing cooler evenings, golden leaves, and that familiar sense of calm that this time of year brings to our valley.
Autumn is always a special season in our community – a time to slow down, enjoy the beauty around us, and reconnect with neighbours and friends. Whether it’s a quiet walk, a cup of coffee on the patio, or simply watching the seasons change, we hope you take a moment to appreciate all that makes the Welgevonden Estate community such a wonderful place to call home.
